Cameras have been getting better over the past years, so tell me why  the photos that most real estate agents take are not getting any better?

You DO need the best photos possible if you are selling your home! I know you care how your home looks online. Since I market your home on the internet, I need and will take the best pictures possible because every picture should tell the story of your home to entice folks to want to tour your home!

… Another school year is about to begin!

It's school time again! Your children are probably feeling excited and maybe a little sad that summer is over. Some kids feel nervous or a little scared on the first day of school because of all the new things: new teachers, new friends, and maybe even a new school. Luckily, these "new" worries only stick around for a little while.

They might already know a lot of kids in their classes on the first day. Be sure to remind your children it's a great day to make a new friend and to say hello to kids they know and new ones that they don't. Encourage them to make the first move, they will be glad they did and so will their new friend!

Don’t Speak Too Soon…




If you get an offer on your property that you consider too low, resist the urge to react in a negative way. It is normal to feel disappointed or even insulted, just try not to show it!

Why? Because even a low offer means, INTEREST! That means the other party might still consider a higher counter offer. And, they will be much more receptive to your counter offer if the atmosphere remains positive.

An Explanation of Agency Relationships


Do you know who represents who in a Real Estate transaction? Did you know there are three kinds of agency relationships:

Seller’s agent

A “seller’s agent” represents the interests of the seller and has a fiduciary responsibility of reasonable care, loyalty, confidentiality and disclosure to the seller. A seller’s real estate professional (agent) works to assist the seller in locating a buyer and in negotiating a transaction suitable to the seller’s specific needs.

Buyer’s agent

A “buyer’s agent” represents the buyer during the home buying process. The buyer’s real estate professional (agent) has a fiduciary responsibility to represent the buyer’s best interests including reasonable care, loyalty and confidentiality.

 Disclosed dual agent

A “disclosed dual agent” represents the interests of both the seller and the buyer, during the same transaction. A dual agent has responsibilities to both seller and buyer and must act in the best interests of both parties.

As more and more homebuyers enter into the real estate market trying to take advantage of the $8000 Home Buyer Credit before it expires on June 30, 2009, I see homes are getting multiple offers
which is something that I have not really seen in years. This means that you the homeowner(s) have the potential for getting more than one offer to choose from.


Homebuyers are growing tired of playing the waiting game. They are tired of waiting for lenders to approve a short sale for a distressed homeowner(s), tired of waiting on the bank's asset manager to send out the paperwork, tired of playing the bidding war, and tired of buying homes "As Is" that are in less than good condition and need work.
