An Explanation of Agency Relationships


Do you know who represents who in a Real Estate transaction? Did you know there are three kinds of agency relationships:

Seller’s agent

A “seller’s agent” represents the interests of the seller and has a fiduciary responsibility of reasonable care, loyalty, confidentiality and disclosure to the seller. A seller’s real estate professional (agent) works to assist the seller in locating a buyer and in negotiating a transaction suitable to the seller’s specific needs.

Buyer’s agent

A “buyer’s agent” represents the buyer during the home buying process. The buyer’s real estate professional (agent) has a fiduciary responsibility to represent the buyer’s best interests including reasonable care, loyalty and confidentiality.

 Disclosed dual agent

A “disclosed dual agent” represents the interests of both the seller and the buyer, during the same transaction. A dual agent has responsibilities to both seller and buyer and must act in the best interests of both parties.

USDA FUNDS

USDA Funds



With the re-funding of the USDA’s lending program, housing sales in rural and suburban markets should see some revitalization. This is good news for both buyers and sellers!


Benefits of the program include:

*No-money-down financing
* No mortgage insurance (a onetime funding fee is financed into the loan at closing)
* Expanded underwriting guidelines
*Interest rates comparable to standard FHA and Conventional financing

This is good news for buyers and sellers in rural and some suburban markets that qualify for USDA funding!

There are limits on both buyers’ income and loan amounts:

Income limits are set by the property location and will vary from county to county.

Did you know:


 According to recent data, the total annual production of pumpkins in the U.S. was 931 million pounds. Illinois led the country by producing 429 million pounds, followed by California and Ohio.


Thanks to the popularity of “Twilight” and “True Blood”, vampire costumes are anticipated to be this year's hot Halloween outfit. Also, look for plenty of Na'vi characters from the movie "Avatar" and "Alice in Wonderland" characters, such as Alice, Mad Hatter and the Queen of Hearts.



Last year, the annual per capita consumption of candy by Americans was 24.3 pounds. Kids consume a large portion of that on and during the days immediately following Halloween.

Don’t Forget:

Daylight saving time ends Sunday, November 7, 2010, at 2 a.m. Most will set their clocks back one hour. Arizona (except some Indian reservations), Hawaii, Puerto Rico, the U.S. Virgin Islands and American Samoa do not observe daylight saving time.

Fly The American Flag on 9/11

September 11, 2011…Fly the American flag of any size on 9/11.



On Saturday, September 11th, 2010, the American flag should be displayed outside every home, apartment, office, and store in the United States. Every individual should make it their duty to display the American flag on the ninth anniversary of one our country's worst tragedies. Please do this honor of those who lost their lives on 9/11, their families, friends and loved ones who continue to endure the pain, and those who today are fighting at home and abroad to preserve our cherished freedoms. The American flag is the fabric of our country and together we can prevail. Take a moment to think back to how you felt on 9/11 and let those sentiments guide you.

Honestly, I think we as Americans should fly the flag year-round, but if you don't, then at least make it a priority on this day.
