Just Say NO to RADON!

Just Say NO to RADON!

Radon is a naturally occurring, invisible, odorless, tasteless gas that is dispersed in outdoor air, but which can reach harmful levels when trapped in buildings. Scientists have long been concerned about the health risk of radon, but there has been overwhelming proof that exposure to elevated levels of radon causes lung cancer in humans.

The U.S. Environmental Protection Agency and the Surgeon General's Office estimates that radon is responsible for more than 20,000 lung cancer deaths per year. Radon is the second leading cause of lung cancer in the U.S. after smoking and the leading cause of lung cancer among non-smokers. Breathing it over prolonged periods can present a significant health risk to families. However you can’t see or smell radon, people tend to downplay the health effects and ignore the possibility that there might be a silent killer in their homes.

A family whose home has radon levels of 4 pCi/l is exposed to approximately 35 times as much radiation as the Nuclear Regulatory Commission would allow if that family was standing next to the fence of a radioactive waste site.

Testing homes for elevated levels of radon is simple and inexpensive. Radon test kits can be purchased at your local hardware and home improvement stores or directly from radon testing companies. They are reasonably priced. Radon problems can be fixed by qualified contractors for a cost similar to that of many common home repairs such as painting or having a new water heater installed.

If you or someone you know is purchasing a home you may want to consider having the home tested by a qualified contractor when you do your inspections.

I Might Be The Right Realtor For You…

I Might Be The Right Realtor For You…

Being a Real Estate agent is more than just knowing how to sell homes. It is about building a lasting business relationship with you. And yes, many times our relationship becomes more than just business! As we spend quite a bit of time in my vehicle or at your kitchen table, we tend to get to know each other. We talk and laugh together and sometimes we even shed a tear together! I have been blessed over the years to have the opportunity to get to know some really great folks plus help them buy or sell real estate.

If you don’t know me yet, here are a few important things about me you may like to know:

1. I will respond as quickly as I can to your phone calls or emails. You are important!

2. I am willing to help you. It doesn’t matter if you are a 1st time homebuyer or home seller or whether you are experienced in buying or selling a home. I am here to help!

3. I am knowledgeable about our market. If I don’t know the answer to your question I will find the answer. I will never make up an answer or pretend to know the answer. Besides you would know if I was lying…I’m not a good liar!

4. You can count on me to do exactly what I say I am going to do and when I said I was going to do it. You can consider it done!

5. I will communicate with you and keep you informed every step of the way. We will talk a lot and email a lot. You could say I’m your new best friend!

6. I work very hard for you. Your goal becomes my goal! You can be confident that I will guide you through the transaction and I will only give you sound advice.

When we meet for that very first time I want you to know that I am the right Real Estate agent for you, your family and friends. I hope to have the opportunity to meet you in the future and to exceed your expectations!

USDA FUNDS

USDA Funds

With the re-funding of the USDA’s lending program, housing sales in rural and suburban markets should see some revitalization. This is good news for both buyers and sellers!

Benefits of the program include:

*No-money-down financing
* No mortgage insurance (a onetime funding fee is financed into the loan at closing)
* Expanded underwriting guidelines
*Interest rates comparable to standard FHA and Conventional financing

This is good news for buyers and sellers in rural and some suburban markets that qualify for USDA funding!

There are limits on both buyers’ income and loan amounts:

Income limits are set by the property location and will vary from county to county.

If you are interested in learning more about USDA funding and whether you and the property you are interested in qualify, please let me know. I can put you in touch with a trusted mortgage loan officer who can help answer your questions.
