Did you know:


 According to recent data, the total annual production of pumpkins in the U.S. was 931 million pounds. Illinois led the country by producing 429 million pounds, followed by California and Ohio.


Thanks to the popularity of “Twilight” and “True Blood”, vampire costumes are anticipated to be this year's hot Halloween outfit. Also, look for plenty of Na'vi characters from the movie "Avatar" and "Alice in Wonderland" characters, such as Alice, Mad Hatter and the Queen of Hearts.



Last year, the annual per capita consumption of candy by Americans was 24.3 pounds. Kids consume a large portion of that on and during the days immediately following Halloween.

Daylight saving time ends Sunday, November 7, 2010, at 2 a.m. Most will set their clocks back one hour. Arizona (except some Indian reservations), Hawaii, Puerto Rico, the U.S. Virgin Islands and American Samoa do not observe daylight saving time.

Fly The American Flag on 9/11

September 11, 2011…Fly the American flag of any size on 9/11.



On Saturday, September 11th, 2010, the American flag should be displayed outside every home, apartment, office, and store in the United States. Every individual should make it their duty to display the American flag on the ninth anniversary of one our country's worst tragedies. Please do this honor of those who lost their lives on 9/11, their families, friends and loved ones who continue to endure the pain, and those who today are fighting at home and abroad to preserve our cherished freedoms. The American flag is the fabric of our country and together we can prevail. Take a moment to think back to how you felt on 9/11 and let those sentiments guide you.

Honestly, I think we as Americans should fly the flag year-round, but if you don't, then at least make it a priority on this day.

PS: My Flag is flying!

  •  70% think this is a “good” or “great” time to buy a home

  •  79% expect real estate prices to increase over the next five years

  •  92% believe homeownership is a good investment

  •  75% said homeownership is better than stocks and bonds

  •  72% prefer homeownership to mutual funds

Try to Plan For A Stress Free Move…If there is such a thing!


Moving can rank right at the top as one of the most stressful experiences a family goes through. Not only do you have to try to pack up all your belongings while still feeding and clothing your family, but you have to find a way to get everything safely to your new home, no matter whether it's across town or across the country. Careful planning can make the process much less stressful.
Time to Get Started
Make sure you give yourself plenty of time to pack your household goods. Many families report that it takes them about a month to pack their entire home. Use your calendar to give yourself deadlines, such as by this date the family room or kitchen will be packed, and try to track your progress.

Find A Good Moving Company
Once you have begun packing, take the time to find a reputable moving company. Have them look at what you have that needs to be moved and give you an estimate of how much the move will cost. Always check the referrals and reviews of a company, and avoid the temptation to use the most affordable mover.
Time to Pack
Remember that your family members will need some supplies to live with while you are packing. Use a suitcase for each family member, packing it with a few days' worth of clothing and some items for entertainment, and keep these separate from your packing area.
You can make the task less overwhelming if you pack one room at a time. This allows you to stay focused, and also helps you purge those items that you simply do not need or want anymore.
First Night
You might want to consider creating an "OPEN ME FIRST" box for each room. This box should hold the most important items that you will need for your first night in your new home. Clearly mark this box so the moving company will know that you need easy access when you get to your new home. Label all boxes and put the boxes in the room they will go in along with a basic description of the contents.
Nothing can completely remove all of the stress of a big move, but being organized as you pack should help make the stress a little easier to handle.

So I Am Told...VHDA Loan Program Changes


Change to VHDA / FHA Plus Program Maximum Loan Amount



VHDA (Virginia Housing Development Authority) continues to evaluate programs in an effort to balance program benefits and risks. In consideration of continuing market challenges and the need to maintain the benefit of first –time homebuyer down payment assistance, VHDA is changing the amount available for the second mortgage of the FHA Plus Program.

Borrowers with credit scores between 620 and 679 (or those with no credit score with acceptable non-traditional credit) will be eligible for a second mortgage at a maximum of 3.5% of the lesser of sales price or appraised value.

Borrowers with credit scores of 680 and greater will continue to be eligible for a maximum second mortgage of 5% of the lesser of sales price or appraised value.

The applicable credit score will be the lower of the middle scores of all borrowers.

Maximum second mortgage amount will be based on the credit score available at the time of loan commitment. No increase to the loan amount will be allowed for improved credit scores after loan commitment.

When making a loan reservation beginning May 1, 2010, a credit score for all loan programs will be required to be input in the reservation system. If the score changes it will be updated at the time of loan commitment.


These changes are effective with reservations beginning May 1, 2010.

FHA is Changing


FHA is Changing

If you or someone you know is considering a FHA loan, here is a rundown of what is changing in April.

1. Increased mortgage insurance, aka private mortgage insurance which is paid over the life of the loan, will increase from 1.75% to 2.25%.
2. Homebuyers who have a credit score of at least 580 may still be able to purchase a home with 3.5% down, but those with credit scores less than 580 will be required to put down at least 10%.
3. Reduced seller concessions from 6% to 3%. Basically what this means is the person selling the home will now only be able to offer the homebuyers 3% to help defray closings cost.

The bottom line is that the changes will impact some homebuyers more than others.

As more and more homebuyers enter into the real estate market trying to take advantage of the $8000 Home Buyer Credit before it expires on June 30, 2009, I see homes are getting multiple offers
which is something that I have not really seen in years. This means that you the homeowner(s) have the potential for getting more than one offer to choose from.


Homebuyers are growing tired of playing the waiting game. They are tired of waiting for lenders to approve a short sale for a distressed homeowner(s), tired of waiting on the bank's asset manager to send out the paperwork, tired of playing the bidding war, and tired of buying homes "As Is" that are in less than good condition and need work. Most homebuyers do not want or can't wait weeks or months to get an answer from the bank(s).
