Are You Outgrowing Your Present Home?
Are you outgrowing your present home?
I realize that you may be waiting for the market to improve before you sell your home! Did you know it is actually advantageous to buy a larger home in a down market? You might get less for the home you are selling but you can get a larger home for less too. It just may be time for you to make the move to that larger home while interest rates are at record lows.
If you or someone you know is in the market to buy or sell a home I would love to exceed your expectations!
Call Eunice Waller at 540-842-1061 anytime…I am a full time realtor with PRUDENTIAL SIMPSON & ASSOCIATES and It’s What I Do!

Jeans, Sneakers, Backpacks, Lunch Bags!
It's school time again! Your children are probably feeling excited and maybe a little sad that summer is over. Some kids feel nervous or a little scared on the first day of school because of all the new things: new teachers, new friends, and maybe even a new school. Luckily, these "new" worries only stick around for a little while.
They might already know a lot of kids in their classes on the first day. Be sure to remind your children it's a great day to make a new friend and to say hello to kids they know and new ones that they don't. Encourage them to make the first move, they will be glad they did and so will their new friend!
Have a great school year!

Don't Speak Too Soon...
Don’t Speak Too Soon…
If you get an offer on your property that you consider too low, resist the urge to react in a negative way. It is normal to feel disappointed or even insulted, just try not to show it!
Why? Because even a low offer means, INTEREST! That means the other party might still consider a higher counter offer. And, they will be much more receptive to your counter offer if the atmosphere remains positive.
As always, I ‘m here to help you buy or sell a home when you are ready!

People Are Talking!
I thought you might like to know what folks are saying about the level of service I provide.
"Eunice did a thouroughly oustanding job in all aspects of our search for the perfect home. She briefed us very well on the geography of the region, where to focus our attention and how to get the best value for our dollar. She was always there when we needed her and always available to answer our myriad questions. She understood the urgency of our situation to find the ideal home in minimum time and did a throughly flawless job. She directed us to shopping areas, banks and places of interest which information we have found indispensable. We recommend her highly and without reservation. Our experience with her has been outstanding in all respects."
Posted by Beowulf Bill on 03/01/2011
"We've moved every 2-3 years, so have a lot of experience with realtors. Eunice was the best of all of them. Her most important trait was listening to our needs and only showing us properties that were a good fit. Our needs changed during the process, to which she adapted quite quickly. I would definitely recommend her. "
"She was amazing, we as First time home buyers need a lot of help. We also were not from this area she helped us learn about the area. We were pregnant when searching for a home so she helped us look for good school districts as well as helping us find a doctor after we moved here. We still are friends and talk frequently. She was not just our Realtor but our first friend in a new city. "

An Explanation of Agency Relationships
An Explanation of Agency Relationships
Do you know who represents who in a Real Estate transaction? Did you know there are three kinds of agency relationships:
Seller’s agent
A “seller’s agent” represents the interests of the seller and has a fiduciary responsibility of reasonable care, loyalty, confidentiality and disclosure to the seller. A seller’s real estate professional (agent) works to assist the seller in locating a buyer and in negotiating a transaction suitable to the seller’s specific needs.
Buyer’s agent
A “buyer’s agent” represents the buyer during the home buying process. The buyer’s real estate professional (agent) has a fiduciary responsibility to represent the buyer’s best interests including reasonable care, loyalty and confidentiality.

Just Say NO to RADON!
Just Say NO to RADON!
Radon is a naturally occurring, invisible, odorless, tasteless gas that is dispersed in outdoor air, but which can reach harmful levels when trapped in buildings. Scientists have long been concerned about the health risk of radon, but there has been overwhelming proof that exposure to elevated levels of radon causes lung cancer in humans.
The U.S. Environmental Protection Agency and the Surgeon General's Office estimates that radon is responsible for more than 20,000 lung cancer deaths per year. Radon is the second leading cause of lung cancer in the U.S. after smoking and the leading cause of lung cancer among non-smokers. Breathing it over prolonged periods can present a significant health risk to families. However you can’t see or smell radon, people tend to downplay the health effects and ignore the possibility that there might be a silent killer in their homes.
A family whose home has radon levels of 4 pCi/l is exposed to approximately 35 times as much radiation as the Nuclear Regulatory Commission would allow if that family was standing next to the fence of a radioactive waste site.
Testing homes for elevated levels of radon is simple and inexpensive. Radon test kits can be purchased at your local hardware and home improvement stores or directly from radon testing companies. They are reasonably priced. Radon problems can be fixed by qualified contractors for a cost similar to that of many common home repairs such as painting or having a new water heater installed.
If you or someone you know is purchasing a home you may want to consider having the home tested by a qualified contractor when you do your inspections.

What is a FHA 203 (K) Loan?
WHAT IS A FHA 203(K) LOAN?
Are you looking at or have you found a home that is a “fixer upper”… you know a home that you really like but it needs work? But now you are thinking you just don't have the money for the down payment and the money to make the repairs? Well, the FHA 203(k) loan might just be the right loan for you. This program will allow you, the borrower to include the repair and improvement costs into the loan amount on either a purchase or refinance with a one time closing. The funds for the repairs and improvements are held in an escrow account, and are released when the work is completed. The mortgage amount is based on the projected value of the completed project. FHA has made this loan easier and faster to close than ever before.
Now you know that you have options when you find the perfect home that needs repair.
And as always, if you or someone you know is considering a move, I can help you find the home you are looking for…it’s what I do!

USDA FUNDS
With the re-funding of the USDA’s lending program, housing sales in rural and suburban markets should see some revitalization. This is good news for both buyers and sellers!
Benefits of the program include:
*No-money-down financing
* No mortgage insurance (a onetime funding fee is financed into the loan at closing)
* Expanded underwriting guidelines
*Interest rates comparable to standard FHA and Conventional financing
This is good news for buyers and sellers in rural and some suburban markets that qualify for USDA funding!
There are limits on both buyers’ income and loan amounts:
Income limits are set by the property location and will vary from county to county.
If you are interested in learning more about USDA funding and whether you and the property you are interested in qualify, please let me know. I can put you in touch with a trusted mortgage loan officer who can help answer your questions.

Buying More Home For Less
The Wall Street Journal ran an article July 24, 2010 pointing out how record low interest rates and low home prices “are presenting unusual opportunities in the housing market these days—even for so-called underwater borrowers.” Some intrepid homeowners are intentionally taking a loss on their current house, and writing a big check to retire their old mortgage IN ORDER TO BUY TWICE THE HOME FOR NOT MUCH MORE MONEY. Go Ahead, Get Out The Mop!
Go Ahead, Get Out The Mop!
Getting ready to sell your home? Go ahead and get out your mop, the bucket and a deep cleaning solution. The key to making a positive first impression is simple…Get it clean, clean, clean! When your house isn't clean, it will instantly send thoughts that you have not maintained your home. Make your house as spotless as you can and you will be ahead of the game. Everyone likes a clean house!
And while you are in the cleaning mode, let's not stop there. You are moving right, so take the minimalist approach. Basically, you want to strip the home to its bare essentials, depersonalize it so potential buyers can see themselves and their lifestyle in the home. For more tips on getting your home ready to sell you can call, text or email me.
And as usual if you or someone you know is considering a move, I can help, it's what I do!
