Do you know who represents who in a Real Estate transaction? Did you know there are three kinds of agency relationships:

Seller’s agent

A “seller’s agent” represents the interests of the seller and has a fiduciary responsibility of reasonable care, loyalty, confidentiality and disclosure to the seller. A seller’s real estate professional (agent) works to assist the seller in locating a buyer and in negotiating a transaction suitable to the seller’s specific needs.

Buyer’s agent

A “buyer’s agent” represents the buyer during the home buying process. The buyer’s real estate professional (agent) has a fiduciary responsibility to represent the buyer’s best interests including reasonable care, loyalty and confidentiality.

 Disclosed dual agent

A “disclosed dual agent” represents the interests of both the seller and the buyer, during the same transaction. A dual agent has responsibilities to both seller and buyer and must act in the best interests of both parties.

Just Say NO to RADON!



Radon is a naturally occurring, invisible, odorless, tasteless gas that is dispersed in outdoor air, but which can reach harmful levels when trapped in buildings. Scientists have long been concerned about the health risk of radon, but there has been overwhelming proof that exposure to elevated levels of radon causes lung cancer in humans.

The U.S. Environmental Protection Agency and the Surgeon General's Office estimates that radon is responsible for more than 20,000 lung cancer deaths per year. Radon is the second leading cause of lung cancer in the U.S. after smoking and the leading cause of lung cancer among non-smokers. Breathing it over prolonged periods can present a significant health risk to families. However you can’t see or smell radon, people tend to downplay the health effects and ignore the possibility that there might be a silent killer in their homes.

A family whose home has radon levels of 4 pCi/l is exposed to approximately 35 times as much radiation as the Nuclear Regulatory Commission would allow if that family was standing next to the fence of a radioactive waste site.

Testing homes for elevated levels of radon is simple and inexpensive. Radon test kits can be purchased at your local hardware and home improvement stores or directly from radon testing companies. They are reasonably priced. Radon problems can be fixed by qualified contractors for a cost similar to that of many common home repairs such as painting or having a new water heater installed.

If you or someone you know is purchasing a home you may want to consider having the home tested by a qualified contractor when you do your inspections.

My Simple Treasures


As the New Year unfolds, I am going to try to make a conscious effort to appreciate and savor the simple treasures of my everyday life and to live in the moment.

Here are a few of mine:

A quiet house in the morning

A hot & steamy mug of coffee

The warmth of my home

A beautiful sunrise

A clean kitchen

Chatting with a friend on the phone

My husband’s kiss

A hug from my kids and grandchildren

Good food to eat

A nice warm shower

An evening swing on the porch

Good clients to work with

And a few moments to say a prayer at night

I know it’s nothing super exciting

But these precious moments bring me much joy.

I take pleasure in each day that God blesses me with. I love all things home and family

And I hope you will take the time to recognize a few of the simple treasures in your life!

What is a FHA 203 (K) Loan?

WHAT IS A FHA 203(K) LOAN?




Are you looking at or have you found a home that is a “fixer upper”… you know a home that you really like but it needs work?  But now you are thinking you just don't have the money for the down payment and the money to make the repairs? Well, the FHA 203(k) loan might just be the right loan for you. This program will allow you, the borrower to include the repair and improvement costs into the loan amount on either a purchase or refinance with a one time closing. The funds for the repairs and improvements are held in an escrow account, and are released when the work is completed. The mortgage amount is based on the projected value of the completed project. USDA FUNDS

USDA Funds



With the re-funding of the USDA’s lending program, housing sales in rural and suburban markets should see some revitalization. This is good news for both buyers and sellers!


Benefits of the program include:

*No-money-down financing
* No mortgage insurance (a onetime funding fee is financed into the loan at closing)
* Expanded underwriting guidelines
*Interest rates comparable to standard FHA and Conventional financing

This is good news for buyers and sellers in rural and some suburban markets that qualify for USDA funding!

There are limits on both buyers’ income and loan amounts:

Income limits are set by the property location and will vary from county to county.

If you still believe in homeownership, then you are not alone. Survey results confirm homebuyer confidence is alive and well.

  •  70% think this is a “good” or “great” time to buy a home

  •  79% expect real estate prices to increase over the next five years

  •  92% believe homeownership is a good investment

  •  75% said homeownership is better than stocks and bonds

  •  72% prefer homeownership to mutual funds

Try to Plan For A Stress Free Move…If there is such a thing!


Moving can rank right at the top as one of the most stressful experiences a family goes through. Not only do you have to try to pack up all your belongings while still feeding and clothing your family, but you have to find a way to get everything safely to your new home, no matter whether it's across town or across the country. Careful planning can make the process much less stressful.
Time to Get Started
Make sure you give yourself plenty of time to pack your household goods. Many families report that it takes them about a month to pack their entire home. Use your calendar to give yourself deadlines, such as by this date the family room or kitchen will be packed, and try to track your progress.

Find A Good Moving Company
Once you have begun packing, take the time to find a reputable moving company. Have them look at what you have that needs to be moved and give you an estimate of how much the move will cost. Always check the referrals and reviews of a company, and avoid the temptation to use the most affordable mover.
Time to Pack
Remember that your family members will need some supplies to live with while you are packing. Use a suitcase for each family member, packing it with a few days' worth of clothing and some items for entertainment, and keep these separate from your packing area.
You can make the task less overwhelming if you pack one room at a time. This allows you to stay focused, and also helps you purge those items that you simply do not need or want anymore.
First Night
You might want to consider creating an "OPEN ME FIRST" box for each room. This box should hold the most important items that you will need for your first night in your new home. Clearly mark this box so the moving company will know that you need easy access when you get to your new home. Label all boxes and put the boxes in the room they will go in along with a basic description of the contents.
Nothing can completely remove all of the stress of a big move, but being organized as you pack should help make the stress a little easier to handle.
